What is an EPC?
An Energy Performance Certificate (EPC) is a legal requirement for any home being sold, rented or for certain subsidised renewable energy schemes. It can only be produced by a qualified and accredited Domestic Energy Assessor (DEA).
An EPC gives a property an energy efficiency rating from A (most efficient) to G (least efficient) and is valid for 10 years. Making the recommended changes could make your property more attractive to a potential buyer or tenant by making it more energy efficient, hence lowering running costs.

What an EPC contains

Energy usage report
The first section of the EPC includes information about a property’s energy use and typical energy costs.

Energy improvement report
The second section of the EPC includes recommendations about how to reduce energy use and save money.
How we conduct our performance assessment
In order for us to provide the most accurate energy rating for your property please make sure you prepare for our visit.
Access to loft space
We will need access on the day to your loft space to check insulation levels. If you have any documentation to show what insulation was installed, that will help.
Cavity Insulation
If you have cavity wall insulation or have had solar panels installed, let us see the paperwork.
Gas & Electric Meters
We need access to your gas and electric meters.
Extensions
If you have had any extensions built, have the paperwork to hand so we can see when the work was done.
Double Glazing
If you have double glazing, let us see a copy of any FENSA registration.
Boiler
We need to see your boiler and any hot water cylinder.
On the day of the assessment
The Domestic Energy Assessor (DEA) will need to visit the property to carry out the assessment and produce the EPC. Typically, the survey takes less than an hour depending on the property size and complexity. The DEA will collect relevant data about the property, taking measurements and photographs for data verification and audit purposes. Access is required to all rooms in the property and loft space if applicable, heating and hot water systems and their controls will also need to be seen. This data is then run through standard assessment software and the EPC is created and then lodged onto the Government’s database. We will then provide you with a copy for your records.

EPC Developments
Rented Property Bill
Currently, any property in England, Scotland or Wales that is either being built, marketed for sale or let as an entire property requires an Energy Performance Certificate (EPC). Since the 1st of October 2008, landlords must have a valid EPC rated at “E” or above to provide to prospective tenants. EPCs are valid for ten years. After this time, landlords are only required to get a new EPC if they are re-letting to a new tenant or the previous EPC has expired.
Compulsory Energy Performance
The Government’s proposal in the Rented Property Bill is that rental properties meet a compulsory energy performance certificate rating of band “C” on new tenancies by December 2025, and on all rented properties by December 2028. Consequently, these proposals must be taken seriously by all landlords in relation to property energy efficiency and EPCs.
